Manassas prices are nowhere near peak, it's up from the bottom though. If you consider the exurbs as part of the area (as most do) then there are still affordable houses in the area if you're willing to do the commute. I suppose since the inner areas have returned to peak levels that prices in the less desirable further out locations will continue to climb as buyers are forced further out.
An example would be a 2000 sq ft house in Manassas - 400-450k at the peak, 230-250k in 2009, and 300-330k now.

Yes prices are up in Manassas but it's at a level I would think is repairing an over-correction and not a bubble re-inflation. Of course the schools aren't as good either.

What I see in South Reston is many houses at or near the previous peak value. I'm seeing lots of houses that are priced well go under contract quickly (less than a week) and some very aggressively priced houses sit on the market.

Here are a few examples - under contract in a less than a week.

(Sorry I was having difficulties getting MRIShomes to bring up houses under contract - but based on information from another real estate site all four of the above houses went under contract in 4 days or less.)


Priced too aggressively and sitting on market.
