It was not a all cash offer, but certainly helps if you have a down payment like that , wish I would have it . I think his offer was just a little higher than ours but we could not have gone higher.

I gathered that. I was responding to the other guy about investors. They are usually bottom feeders that are going to flip the house. They have to buy them cheap if they're flippers. They generally prey on the desperate.

It sounds like you got beat by a higher offer, not because the guy had a big down payment.

I say again what I said previously. Clearly this is not the right house for you.
When I was moving here last year the market was CRAZY homes in Sterling/Ashburn were on/off the market in 24-48 hrs! I made good offers on probably 8-9 places that I did not get. (There were some seller agents that were actually mandating who your financing needed to go through; people were waiving inspections and appraisals; paying $20k+ more than any comps...CRAZY) The one I am living in now that I got I believe is the "right" one. Shorter commute, close to everything, good neighbors, etc...

You will find your right house.
