We are looking for a house in Northern VA and prices are high(expected). How is this little neighborhood in Sterling next to Sugarland Run Elementary? We went there during the day and it looked alright. The home itself is really nice, but I want to have a family in this place. How is the crime? I looked up reports and even compared to the rest of the county, it doesn't look terrible. Please let me know!

I don't think crime is bad in Sterling. The knock on certain areas is there's a lot of low income/non-English speaking residents. This can negatively affect the schools, although everyone has their own opinion of how much of an effect it has. I'd check out the elementary school info and see if you deem it suitable to send your future kids to.

LoCo has a new policy that says you can put your kid anywhere that isn't overflowing so I'm not terribly worried about that, but I want to feel safe walking my dog at night, which I do frequently by myself.

I dont believe safery is a major concern in Sterling. You should be fine

I live in Sugarland Run, which Cottage runs through, and I think it's a nice area. I drive Cottage from Potomac Run Drive to Sugarland Run Drive pretty much every day. I have two very young kids (2 and under), and I even know multiple people with kids that attend Sugarland Elementary and like it very much. Sugarland Run had a bad reputation for a while, but I've lived here for over two years and have never had a problem. There are quite a few non-native English speakers, but they're still generally nice people. I also see people out walking dogs at all hours without armed escorts

All of that said, we are actually moving soon (long-distance move, not just to get out of the neighborhood!), and our house will be listed for sale on Monday!

Glad to see that you and your DH will be listing your home for sale eventually. Have you listed your SF home yet? Are you both in the "prepping" stages of redoing your landscaping (front/back yards), painting, and all the other requisite "punch list" items that you have to do to sell your home? Good contractors (landscape and home) are worth their money if their work is done right. Have you hired anyone yet to assist with your readying your home to list or is DH doing the "DIY" items?

If you need some recommendations, I can give you some if needed. Some friends of ours had Meadow Farms landscape and design their front/back yards. They were well pleased with the outcome. Also, Bluemont Nursery in Ashburn, VA is highly recommended from one of our neighbors too.

Hopefully your SF home will sell soon and you will be able to re-coop some of your townhome rental money that you are losing monthly. Hopefully your resell will be profitable to your benefit financially and you can sell your townhome without losing money. Good luck.

From what we have observed and heard from our friends, SF homes are on short supply currently. I am sure you will get close to your asking price when it is listed. I guess your DH will be ready to move where it is a cheaper standard of living too without two mortgages draining your bank account.
