It looks like it's close to Dulles so I assume some would have issues with the planes. I however grew up 20 minutes from Newark airport so I know you are immune to the sounds after awhile. Just wondering what negatives that area might have since it looks promising.

Greenbriar is quite far from Tysons. If you are ok with a 1 story home, pimmit hills has decent housing at that price range and there is quite a bit of up potential in that neighborhood due to massive redevelopments of Tysons and teardown activity.

I will 2nd Mnesca advice. My sister has lived in Canterbury Woods for over 20 years and I love her neighborhood, their pool. Neighborhood is between 236 (Little River Turnpike) and Braddock Rd off Wakefield Chapel. Excellent schools and very close to the beltway and Tyson's.

You're not going to find a decent sized home in that price range in Pimmit anymore. You just aren't.

Greenbriar is closer than many of the other areas that were being discussed. I know plenty of my neighbors who work in Tysons.

There isn't anything "wrong" with Greenbriar. The only negatives (if you think of them as such) are 1) no basements/slab construction (we're fine with this- we have a decent sized 2 car garage with a nice attic, and basements flood) 2) No HOA 3) The pool in the middle of the neighborhood is a private club that you need to buy a membership for (and those are incredibly expensive at this moment)

We enjoy it here. The schools are highly rated as well as walking distance (and we just fought to get a new AAP center opened at Poplar Tree in order to alleviate the overcrowding at GBW ES), we can walk to the shopping center up the street and the library. Fair Lakes is right around the corner, and Fairfax Corner, Fair Oaks, Reston and Herndon are all within 15-20 minutes.

We bought a house in need of some updating and renovated. A lot of young families are moving in. It feels like a little town, really - the homecoming parade for the HS goes right by my house and we can hear the games from our backyard in the fall. I also love that I can hear the kids playing at the school playground and the marching band practicing during the year, in the distance. We hear a little airplane noise, but not a ton.

I encourage you to check it out. I mean, you might also want to check out parts of Herndon (Fox Mill is similar in terms of housing), but we do like it here.

Also you are right the homes in Pimmit Hills that are under 550k are tiny, like 1200 sq ft tiny. You need 600k and up to get a 1600 sq ft and up home in there.

Wow, that actually seems underpriced! They have done lovely updates. I'm jealous of that house.

OP I'd consider looking into the Sterling area, your commute will go as route 7 goes, but you may be able to get what you're looking for in terms of housing.
