Hello All,
I'm considering renting my condo in Arlington and purchasing a small single family home in downtown Fredericksburg. I only have to commute to DC two days per week, and since my office is two blocks from Union Station, the VRE seems very doable. I love the walkability factor of downtown Fredericksburg - shopping, restaurants, etc.

While looking at homes in downtown Fredericksburg, I've noticed that the home price seems to have A LOT to do with who your neighbors are on either side. How much of the price breakdown is the actual home, and how much of it is paying enough money so your neighbor doesn't have a refrigerator on their front porch or a car on cinder blocks? The home prices seem to vary so much from block-to-block...

Downtown is strange... 6 houses on this block are million $$$ homes...and 3 homes away is a slum...but ALL will be expensive! BEING downtown is what costs! Fortunately, most homes are being renovated...slowly but surely!

I was literally just in downtown Fredericksburg today... my co-worker and her husband just bought a pretty nice home out there. On top of being super expensive, I wasn't really blown away by the area. I find Clifton or Old Town Manassas to be more charming and appealing.

Spent quite a bit of time around downtown Fredericksburg area, having lived about 10-15 minutes away for the past 8 years or so; moved to Alexandria a few months ago. While it is a nice area, with a VRE station right there, as well as a few stores, restaurants, etc. I personally would not want to live there again. Anywhere you go, traffic is very bad (no real choice but to take rt. 1 or I-95); not really all that much to do, unless you plan to run, bike, walk, etc. locally. If you are however committed to getting a place there, take a look at the whole downtown area and past home sales records - public information. This may point you in the right direction as far as choices go. Unless you are looking for more peace and quiet so to speak, in my opinion it would be a 'tough' transition from Arlington.
