Thanks again for the responses. Are there any areas in Sterling or Herndon that I should stay away from? It looks like they're somewhat older neighborhoods which I'm ok with. Separate question: Where are the housing prices now in relation to where they were before the crash? Have the prices recovered completely or are they still climbing or are they stagnet?

Look into some neighborhoods and houses on Zillow in your price range and PM me questions. There are too many neighborhoods to talk about otherwise. We are in Kingston Chase which is a moderately priced neighborhood and a good bet. There are others in both Sterling and Herndon to be avoided.

The market in Fox Mill Estates and Franklin Farm has slowed a bit (both in 20171 - Oak Hill/Herndon) - your commute would be a dream to Reston. You might not get the lot size you're looking for, but for around $450k, you could find a nice single family, 4 bedrooms, garage, more than 1/4 acre lot and great schools. I wouldn't go more than a 15 mile radius around your job if you don't want more than an hour commute.

You could buy in the older, "reclaimed" section of Franklin Farm, but the vast majority of single-family homes in Franklin Farm are far above $450K.
