1. How often these situations happen? Is it mostly this bad or are they mostly vanilla with few check the boxes situation? Even if it's this bad, wouldn't having a per hourly model like you do with accountants and lawyers work? (not saying those system is perfect either as they have other benchmarks) My point is, most average real estate transaction shouldn't get taxed. If a situation warrants it and there is more work to be done, then let a realtor do the work and get compensated that is equivalent to 20% of the home value. That should really vary depending on the situation.

2. Both situations are cases of parties trying to distort or manipulate from what would be considered "fair" trade. If we can commoditize this industry, we would benefit SO much and be able to spend that resource elsewhere. Real estate industry, especially for average joes, should be viewed with the lens that we use with bread, milk, and any other household product. Trying to build premium into real estate transactions is a huge drag on the economy because people can't work, can't move, and contribute their skills to society.

3. Insurance in the auto industry is going away unless they change their business model. They should focus on real estate industry. If you standardize/require home inspection and appraisal by both parties which the local laws and courts focuses on anyways, you can make the real estate transaction much more smooth. If you also require home insurance for several years (in lieu of auto insurance), buying a home CAN BE like buying detergent from Amazon.
I think you are living in the wrong country and should consider a communist or socialist country. The very gist of what you are saying is why we have had soldiers die in battle.

I wouldn't question the OP's patriotism for this country.

I signed a pre-listing agreement, I think, and the fee is 6%. There are a lot of articles online about how 5% is the new norm but I wasn't sure if this was an area that I wanted to negotiate.

Thx
A 5% listing fee is NOT the "new norm," at least in our area---there is no "norm." Everything in real estate is negotiable, at least theoretically. Having said that, you get what you pay for.
