Dickering the % commission never worked for me. The one realtor who took 4% never lifted a finger - simply wanted the listing - nothing else. I thought the 4% was great though, so I let him have it. For 120 days. Wasted four months. The guy did nothing to sell that property.


I hired a 6% realtor and she sold my property in three weeks - for asking price. In later sales I simply skipped the commission thing and brought in several realtors, each time, and learned to look for what exactly that realtor offered for ANY commission. Well...that made the difference! I have now sold 4 properties at or above asking price; high price for the property, and they did the work.


First off, they had a list of potential buyers looking in that area for that type of property. They never mentioned "open house." They didn't need to. All of those properties sold within three weeks, one in a bidding war that went 10% above my already high asking price - all others at asking price. That happened because I researched these realtors and noted their attitude about the property I was selling. I made the asking price my business to determine.


So why dicker the commission 1 or 2 %? When a properly selected realtor will more than make up for that?


I'm a big time hater of realtors, so I just make it my business to set the price and more importantly, find one that I am confident will do the footwork to sell the place at the price I want to get. Going for reduced commission is playing lotto, if the commission is all you're going to consider.

Did your agent help with recommending a price? Did you go with that price?



Good luck with whatever it is you are trying to accomplish. Hopefully your house gets marketed well and you get multiple offers in the first weekend.

I've done some work on this website that resulted in some changes (in policy). Not sure if you can search/find it.

EDIT: Not a public policy, A company policy.

A lot of people don't understand how much work it is to sell a property for someone. A lot of money can go in advertising, there's the risk you may get nothing out of it. They think that Realtors earn easy money. The problems and headaches that come with the job sometimes is not worth it. When buyers or sellers want to get lawyers involved for something their unhappy with...fun, fun, fun...

In all seriousness, people typically come on here (usually/hopefully before listing their home), to ask advice and do research. Clearly you've moved beyond that stage.

There are easily a dozen additional things your agent should (hopefully) help you with once you get rolling. Good luck. I hope your house gets a full price offer the first weekend

Oh, I get it now!!!! You're just anti-free market economy. Feel free to move to a multitude of countries (China, Pakistan) where they don't have free markets, and you'll never have to worry about car dealers or real estate agents. The governments there will regulate and take care of everything for you.
