Why do you need to buy something? Seems like you're going at this wrong. You're figuring out your home buying budget, then trying to make places in your budget fit what you want. Just find the place that's the best fit for what you want, and if that's out of your price range to buy just rent. Easier to move if you end up deciding it's not working for you. Honestly I don't know if Loudoun County is where you want to be at if your goal is to mingle with as many kid-free households as possible. That's where everyone moves after they have kids and can't afford a house closer to the city.

There is Potomac Green in the Ashburn area. A gated 55+ community with SFHs, THs and CONDOs. One plus is that the HOA maintains the lawns around the homes, not just the common areas. Properties there go fast.

The OP and spouse were in their 30, when they originally asked the question in 2018. Even 4 years later, they don't qualify for 55+.
