I just discovered that the ceiling of my top floor has water damage. It appears to be coming from the area where the furnace exhaust meets the roof. I recently had the furnace replaced there and perhaps the HVAC workers jostled the exhaust pipe and knocked something loose.


Does anyone have a roofer who does diagnosis and repair of roof leaks? Most roofing companies these days seem to only do full replacements and related warrantee work, but do not tackle repairs for others.

It can be temporarily fixed by a handyman by caulking the area around the pipe. That's what Peak Roofing applied.

I would contact the HVAC company since they are responsible and have them take care of it.

One other thing you might want to consider is the "roof tune-up" offered by American Home Contractors (https://www.americanhomecontractors.com/roof-tuneup/). For $150, the company will send a technician to do a thorough inspection of your roof (including inside the attic, if it is accessible) and make a certain number of repairs (replace up to 10 shingle tabs, caulk and seal if necessary vents, flashing and nail holes, etc.) They will also provide you a full photographic record of your roof and any repairs they make.

I had a water leak this past summer, and after getting the problem fixed by another company, I hired AHC just to have a separate set of eyes evaluate the roof. I found the service to be very professional and one that provided a good evaluation without trying to upsell me on anything.

The seal where the vent goes through the roof is rubber. After a few years, it dries out and must be replaced. I had a contractor come out to replace mine along with a few shingles for a leak from where a satellite dish was removed and the holes were not filled properly.

Yep, and home Depot sell those vent sealer plates for about five bucks....very common, cheapskate mistake.
