We're in the process of looking for a single family home in Lorton/Fort Belvior/Alexandria/Springfield areas. There are two homes we have found will be going on the market soon- both of which we tried to have a private showing and start discussions on a pre-market sale. Both times, the sellers have declined and said they would like to go on the market and only then accept offers/showings. Is this all because of how dry inventory is and the hype associated with HQ2? We've even offered to have rent back options available for sellers in the event they weren't ready to sell so quickly, still a no go. Any idea why this is happening?

Pretty common knowledge - people will list a home and see what the best price is they can get.

@Flamingo, really? I was under the impression that people generally wanted to sell pre-market. Most of our neighborhood has sold that way, and friends of ours have also bought that way.

If they are not in a huge hurry to sell it makes little sense to sell to the first person that comes along vs seeing what you can get on the open market.

You are definitely overestimating the HQ2 effect though. Really not that many new jobs compared to the number already in the area.

So, I would say, "yes, really". If I was selling a home, and someone was trying to lockdown a deal before going to market, I would DEFINITELY go to market.

Unless, of course, your offer is too good to be true...which, I imagine you are not offering.

In Virginia if it is listed in "Bright" as a "Coming Soon" the listing agent is not allowed to show it. If it is a Redfin listing then the seller and listing agent will be more open to accepting showings. Any offer less than list is not often considered prior to going live. Good luck in your home search.

It was my understanding that they aren’t allowed to show a house that is coming soon. Not to say it doesn’t happen. We saw our house when we “happened to drop by by chance” while they were doing staging work. We did wait until it went on market to put in an offer though.

In case it’s not clear above, the realtors had spoken and arranged this “chance meeting”.
