What is the 09 Assessment? Those people are supposed to be certified appraisers.

Bizarre? I've looked at the assessment on every home I've ever made an offer on. I don't think you are going to get more than 5-10% above assessment on any subdivision home in NoVa.

Unfortunately I cannot show you MY house since Long and Foster took it off the MLS and my real estate agent took it off her site. Now there are no pictures online. But here is the house 3 doors down.

The 2009 assessment is a bit lower but the county tax assessment site seems to be down. The square footage listed here is nowhere near the reality, unless she included the garage. The county says both of our houses have 1586, but that doesn't include the third level, family room, office/5th bedroom and bathroom. The total for both is something closer to 2,200. My house has a double carport instead of a garage and no screened porch. On the other hand, the house above has been owned by a single man and his roommates, so some of the carpets and rooms are kind of a mess. And my house is ALL hardwoods, other than the family room, and all of his upstairs, all the bedrooms, are carpet, his family room is too. He only has hardwoods in the living room and dining room. He took out a bedroom to make a larger master bedroom and that's quite nice, except the walk in closets kinda stand in the middle of the room. But it's a nice house. Same layout as mine.

My house was listed at $619,000. I'll see if I can find it anywhere still online since I don't have the pictures since I didn't know it was about to go off line I didn't save them.

If there were additions without a permit, that could create a problem.

That is definitely NOT true in Vienna. Check out my post above. That house is currently assessed, 2009, at around $535,000 (County site is down) and it just sold for $715,000. That's not unusual. The last previous sale on the street was $689,000, in August. That one was assessed at that time for $525,000.

Perhaps it's unique to Vienna, but tax assessments don't seem to be especially relevant to sales prices. Granted, many sell close to assessed value, but many sell for far more.

The additions were done long before he owned the house, it's only a rather tacky screened porch and very small balcony that overlooks, well, nothing, other than the neighbors.

612 Kearney Ct SW, Vienna, VA 22180 - Zillow
Zillow says 604,500. It also says that in the last 30 days, its value has dropped 1500.

It sold for 492K in late 2003--it's not worth much more than that. Last August was a long time ago, too.
Doesn't matter who or when the illegal addition was made--you will be responsible.
