My husband and I are considering building in White Hawk in Crown Point. The lots are sooo affordable. We are not looking to build a massive expensive home, more like a 2,000 sq. foot ranch. I'm having trouble finding the requirements such as brick or siding or other architectural restrictions. Would they seriously consider letting us build a $300,000-$350,000 home next to a 750,000 to 1 Mill. house??? I am also trying to track down the HOA. I read somewhere about a $3,000 review of the proposed house.

If anyone has this information or can guide me in the right direction, I would very much appreciate it!!

We will be leaving Illinois for better living in Indiana

...however, heed the following warning (especially if you have kids):

White Hawk is split North/South in between Ross Township (northern half) and Center Township (southern half). While lots in Crown Point are generally more affordable than in other comparable communities, lots in the Ross Township portion of White Hawk are substantially less than those in the Center Township portion. The reason is because the Ross Township part is zoned to Merrillville Schools (not very good) and the Center Township part is zoned to Crown Point Schools (very good). If you do not have school aged children AND don't plan on selling the home/retirement home, then the Ross Township part may work (and actually, that part has some of the nicest homes within White Hawk). If you have kids (and plan to enroll them in public school) or plan to sell within 5-10 years or so, then you should consider the Center Township part. The subdivision is in a safe location, so despite the desirability factor of being in Ross Township, I wouldn't be concerned with safety. If White Hawk were to go downhill, it would affect the whole subdivision, not just half of it.

As far as building a 300-350K home next to 750K-1M home, yes, as long as the architectural guidelines are met, it doesn't matter there.

Also, White Hawk CC had financial issues with their Golf Course and they were trying to sell it...I don't know the current status of that though, so this is something to look into.

Thanks for the quick and and detailed response. Our children are grown so it would just be me, my husband and my mother. The schools wouldn't be a big factor for us. After reading some restrictions, I'm not sure we could build our plan as it stands. There is a 2,000 sq. foot minimum on the lots we are looking at. Our house meets this, but only with a bedroom in the basement. We are not set on that plan however. We will continue to do our research. I knew the CC had financial issues. We would not be moving there for any of those amenities however; so, if the CC goes broke, hopefully they will turn it into parks and green space
