We want a clean spacious home, with dogs, 20-30 minutes MAX from the harbor, with no neighbors close enough to see or hear us, without spending our monthly vacation money for rent.
Found it in Hilo. Probably won't find it in Honolulu.
Sorry, that's WAY too far to commute to Honolulu every day!!!

Don't think we haven't discussed that...but we'd rent one, not buy it! There are always boats sitting empty in marinas and some owners are willing to make back some of that marina rental renting their boat out.

Of course there goes the privacy, lol.
Yeah, well, I'm thinking that two-dogs and a clothing-optional lifestyle would be a challenge to achieve in most marinas.
The dogs wouldn't be the problem, but we wouldn't want to frighten anyone, LOL!!!
BTW we don't actually have a clothing optional "lifestyle", we just like to be comfortable at home. Neither one of us wants to be showing our birthday suits off to strangers.
Check out Kailua or Kaneohe. Kaneohe is a bit less expensive than Kailua. It is really quite an easy commute over the Pali to town---it takes me less than 30 minutes, usually, perhaps a bit longer in rush hour traffic.
Gosh...looking through those....condos and townhomes, no single family and OMG..I thought the 950SF home I owned as a kid was tiny, these are tinier yet...I can see that it will be very easy to talk spouse out of his "Let's look into Oahu" moments. There's simply nothing there for us.
Even though it's at least a year until I'd move, I've made some of the same conclusions. My housing expenses here in TX are about $2000/mo plus another $500/mo or so for utilities. So, I set my initial budget for Honolulu at about $2000/mo for a 2 bedroom (or large 1 bedroom with office), doesn't explicitly say "no pets", as well as one of the following 1) good view from st louis/maunalani heights or 2) walking distance to beach.
We might both end up working remotely, so commute to downtown Honolulu might not matter, but it's still important to me to be in the city. I hate being isolated.
But, like the OP, I've found my budget will need to be $3000-4000 to be find a house without any compromises. I've found a few houses that are "close" in the 2000-2500 range, but I start to wonder if they're scams. Here are some examples:
Well the only one who's link work (not taken down) was the 1009 Kapiolani, but please note it is 663 sq feet. A little above a studio.
