Doing some research and planning to move to HI in the near future. Mostly looking in the Ewa Beach, Kapolei, Makakilo area. As far as commuting I will be working from home and telecommuting.

I've noticed a lot of homes going up forsale in Ocean Pointe area of Ewa Beach. Noticed a good amount are short sale and foreclosed but a few are able to make a profit. Some have been there for months and some a year. Just wondering why so many homes being sold in this area. Is it mostly military getting stationed somewhere else?

I've heard that there have been some burglaries in that area and there's drug use and homeless by the older Ewa Beach area. May this be a reason why people are selling their homes and moving?

There are 9 single family homes for sale at OceanPoint - and 2 are short sales. 4 condo for sale, and 1 is a short sale.

Real Estate peaked in 2005/2006 in Ewa Beach - you'll typically see any short sale in this area is a home purchased in that timeframe and despite the real estate market being on fire on Oahu - it hasn't spread to Ewa Beach yet - I think the biggest issue is traffic, as bad as it has always been - it is even worse, just a huge parking lot during rush hour.

Can you tell me where you found that info? I am following more than 9 Ocean Pointe homes. I see 44 Ocean Pointe homes on Properties For Sale

Do you know anything about the crime rate in that area?

www.oahure.com is usually pretty accurate and shows a lot more info than hicentral

I can't speak personally to the crime rates - but this map doesn't seem to bad compared to other areas:

I concur with whtviper1, I know a few people who live in that area and there homes are underwater.

I lived in Ocean Pointe for a few years and agree with some of what whtviper1 has stated. I know at least three different homeowners who purchased around the 2004 - 2006 timeframe and are now underwater. There were some short sales while I was there and were really good deals. The homes are larger and better built than many similar homes in other areas. The community of Ocean Pointe and its newer "Sista" Ka Makana are very nice communities with a pre-school (Seagull); an elementary school, Keone'ula and a middle school, Ewa Makai. The high school for the area is Campbell. There is also a beautiful new Ernie Els designed golf course that compliments the other five courses in the immediate area.

Traffic on Fort Weaver Road is awful; there is no getting around that truism, but there are some options now with Kapolei Parkway finally going through and allowing for some work arounds in getting to H1.

We will be returning to the island this Summer and more than likely will return to Ocean Pointe, because I feel you get more home for the money.

We sold our Hoakalei (same developer as Ocean Pointe, but newer homes) house last year. All our neighbors except one was military. There is alot of military living in Ocean Pointe and Hoakalei, so there is alot of turn-over in home sales.

If we were thinking of buying a house that side again, my order of preference would be:

Waikele
Makakilo
Ewa Beach - Westloch area
Ewa Beach - resale Ocean Pointe or Gentry homes, but look for one that was well cared for.
