I may take a job in Omaha (with some work at UNMC). What are the nicest areas or communities to live in or around Omaha (or nearby cities)?

My demographics and wish list:


* Moving from Houston Metro
(from Missouri City, TX / rated #59 Money Magazine Best Places 2008 - Sienna Plantation community) www.siennaplantation.com - would like another well rated community

* Married with Elementary aged child; need exemplary schools

* Household income now ~$130k; recent retired military; wife is homemaker, no income

* Prefer new or >5 yr old home around $200k-300k-ish, if possible, in a good neighborhood with family amenities (would prefer a large yard and treed area)

* Commute to job location preference: 30-40 minutes or less (willing to commute longer for unbeatable location)

* Who has cheaper taxes - NE or IA?

Is this a possible list in Omaha metro? Can anyone from this area suggest areas I should consider? Thanks!!!

Papillion, Just south of Omaha was rated 6th by money magazine, I'm sure you can find everything you want there.

You might want to look into the Dundee area of Omaha. It's roughly centered around 50th - 60th & Dodge. Very nice homes, large trees, close to lots of good things in the city.

My family lives a ways north of the Dundee area, and really like it. Of course, we like the "old" part of the city - which is something you might not prefer.

You will find a lot to choose from here with what you mentioned.

If those ratings are important to you then as mentioned before, Papillion was rated #6 in 2007 Money Magazine survey. It also has 10 miles from Bellevue where the Air Force base is so will have quite a few retired military - if that helps assimilation. There are some newer nice home areas and some more established. It also just received the Business Week 2009 Best Affordable Suburb in Nebraska.

Of the metro area Papillion is probably the most reasonably taxed (can vary in some specific subdivisions outside the actual city limits - but that's true throughout the entire state - so understand if you are inside or outside a specific city corporate boundary and then find out what your city or SID tax levy is - can be a big difference when you cross that arbitrary line).

Second, do you want Urban, Suburban or Rural? If....
  • Urban then look more around mid-town such as Memorial Park and Dundee areas.
  • Suburban then that would be Papillion or go further into West Omaha (say at least 162nd street).
  • Rural then look around the Gretna/Ashland areas - some nice subdivisions that would fit the bill.
