Hi Sarah

my concern is what your choices will be if you have to have furnished apts...most are not furnished (tho you can rent furniture..which adds to your monthly cost)..

10 minutes from the beach might be your problem...have you checked Craigslist for homes/condos for rent that might be fully furnished..

as for taxes...35% might be about right..but remember we do not have national health insurance..if your employers provide a health plan you will have to pay a portion of the premiums..

curious..how long are you staying??

On a good day, Irvine is about 30 minutes away. Can take up to an hour during peak hours in the summer and then trying to find parking, blah - and last time I was there it was a quarter/ten minutes for parking meters; trick is to park in the neighborhoods back from the main streets. There are a lot of back alley ways where you can find free parking near PCH, befriend a local surfer to find them.

Aliso Viejo is adjacent to Laguna Beach and you can get to the actual beach within 10 minutes. People in Aliso do tend to take advantage of their proximity to the water. The city is new, relatively small (pop.= about 42,000 in 9.2 sq. miles), hilly, well-maintained and attractive with 23 parks. It’s also a close commute to Irvine, but a much smaller and more affordable alternative to that city. Newport Beach is accessible within minutes via the 73 toll road which runs through AV.

By design, no one lives more than 2.5 miles from Town Center, the hub of Aliso. Town Center has restaurants, a great pet hotel (One my dogs attends day camp there on a regular basis), a surf shop, etc.

Housing, again by very deliberate design, is dense; probably in order to help facilitate interactions, and to maximize space for parks. People get to know their neighbors very quickly while going to the mailbox, jogging, walking the dog, shopping, or whatever. So, although Aliso is “suburban,” it definitely differs from its older neighbors. The density makes the city feel more vibrant.

Aliso Viejo is family-friendly, but it also has a large number of singles and married couples without kids. That said, you won’t find a lot of night spots and watering holes in Aliso, but you can readily travel to other cities that have them.

Regarding gated-communities, if you really want to live in one, then there are several available in Aliso Viejo. However, crime is exceptionally low in Aliso, so it really isn’t necessary to lock yourself behind iron curtains.

There are a variety of different apartment communities. One in particular, City Lights, is located steps from Town Center and overlooks a small park. It offers both furnished or unfurnished units:

Alicante is less than a mile from Town Center, but I don’t know if they have furnished apartments.

Thanks for your reply.

Yes it does seem tricky to find furnished apartments, I have seen a few but you are right there are limited amount, so the renting furniture option sounds good, I think from having a very quick look that we will be able to get a reasonable apartment for just under $2000 so should have some extra money to hire furniture until we are settled.

If anyone knows any good websites to find furnished apartments it would be great!!

What is the general concensus on a apartment complex, where the facilities such as pool and gym are shared?

Not sure how long we are planning on staying.. definitely a couple of years and maybe a lot longer if it is as wonderful as it looks to live there!!!

Aliso Viejo and Irvine are nice enough communities (but a bit bland and sterile for my tastes). They are also more of a "Suburban Lifestyle" rather than a "Beach Lifestyle".

If you want to catch some waves before work you should look at any one of the beach communities. Check the coast from San Clemente up to Seal Beach in Orange County. Carlsbad and Leucadia are my favorite areas in San Diego County.

Not sure what kind of work you or where you plan on working, so it may be wise to check out nearby freeway access and average commute times. I occasionally have to work at the office in Aliso Viejo and the commute from HB takes about 35 minutes. (after 9 am.)
