Hi All,

Does anyone have more information about the Riverbend community in the city of Orange? I am considering buying a home in the community.

The community is located at Lincoln Ave and Glassell Ave. It is South of the 91 freeway, East of 57 and West of 55.

I want to know how safe is the area, how good is the school district? I believe the school district is Orange Unified.

Any help is greatly appreciated.

It is zoned to Villa Park schools in the OUSD system, which are top notch. Great area, some crime problems, but not many. It would be a good investment. That area of Orange has had a major renaissance in years recent.

I was just there on Wednesday showing some of the townhomes to a client. It will be a very nice neighborhood when it is completed, though its nice already. The school system is great, and being a master plan community, it is a little secluded to some of the crime that occurs a little South West of there. We previewed Timberhill and Rockfern there, but the whole area is great. If I were you though, I would wait just a month or so until the economic stimulus package is realized in the mortgage market. Depending on the price you are looking for, the new loan limits will allow you to have an FHA secured loan, lowering your deposit (if that's an issue), and allowing you to lock in a great rate. I drove through there last September and there were residents protesting about the builders and problems they've had. I don't know if that's been resolved. It's right by the path along the river (when I lived in Orange I used to use the path all the time) but I don't know if it's a flood zone or not. There were some new houses further down the river (on the south side of the 22, just west of the 5) that nearly were flooded out a few years ago by the river. Although I've never seen water in the area around River Bend.

There is a mello-roos which makes it less appealing if you plan on staying there for a long time. I was never a fan of mello-roos. It's not gated which should make the HOA less. There is going to be a public park for all people to use, even outside of the community. They say it's not a flood zone. Need to check the fine print.
