For $3,000 in rent per month in Mission Viejo you could get a single family 4 bedroom home! I would consider that way more luxurious than any apartment complex! There are single family homes in the $2000-$3000 range of your budget.

For example at the high end of your budget:
$3,000 per month, 26615 Sierra Vista Drive, Mission Viejo, CA 92692
4 bedrooms, 2.5 baths, 2400 sq. ft: Newer home in the Califia neighborhood, excellent family friendly neighborhood with Mission Viejo's highest ranking elementary school, Bathgate, at its heart. Tropical backyard.

Mid Level:
$2700 per month, Via Guadix, Mission Viejo, CA 92691
4 bedrooms, 2 baths, 1640 sq. ft: Beautiful remodeled home in the Castille track (attends Castille Elementary) with new cabinets and granite kitchen, tile flooring throughout, new bathrooms, and swimming pool in backyard.

Lower price:
$2000 per month, 26942 Calmenar, Mission Viejo, CA 92692
3 bedroom, 2 bath, 1123 sp. ft: Entry level family home near Carl Hankey Elementary, New tile throughout the home, tan painted walls, new baseboards, etc..

IMO go with the single family homes! You avoid a lot of the problems of an apartment complex. Laguna Niguel has single family homes for under $3000 per month as well. Not sure about Newport Beach which trends more expensive in rents.

Check hotpads.com (I like this site) or the MLS for leases through an agent's website (that let's you do it without giving them contact info).
