Hows the 5 northbound in morning rush hour and southbound in the afternoon? Where are the problem spots? How much longer should I anticipate?

The 5 north in the morning will often get busy at Crown Valley Parkway in Mission Viejo up until the "El Toro Y" (where the 5 and 405 split). If I were you, get off at Oso Parkway and turn left toward Laguna Hills. At Cabot Rd. turn right and follow that until Paseo de Valencia. Turn left at Paseo de Valencia and follow that to the mall area. Cabot and Paseo de Valencia are NOT busy rush hour streets because they do not feed freeways. You can go along at 45-50 mph where on the freeway you will be at 15-25 mph. If traffic was going full speed this route would be maybe 5 minutes longer than the freeway. I think it saves ten minutes though when the freeway is slow.

Going south should not be bad. Traffic usually breaks up after the El Toro Y or Alicia Parkway.
