I want to know if now in Oct will the snow birds come like locust and buy up any available decent real estate in Orlando or are they renters? I do not know the trend in this specific part of Fl. I ask-as we have zillion vacation homes etc unlike other parts of Fl. Also is winter better or worse time to buy, in some areas the market slows way down once school starts. Just got my feelers out to see if I can wait on making an offer.

The snow birds I know own their homes. They bought them all different times of the year, depending on when they decided to buy. Most bought as many as 20 years prior to retirement and used the property as a second home for vacations while still working. It wasn't like they all woke en mass one day, flew to Florida, and started a buying frenzy.

The "locusts" are foreign investors who are buying up foreclosures/short sales and investment properties (150K or less) like they're going out of style.

The best time to buy is when you find something you really like and want that house to live in. Chances are if you want it so will so some one else. Remember even if the average says 60 days to sell, some homes sold in a day or 2. Prices for homes are also going up.

Very true. The average price per foot in my neighborhood has risen by $12 over the past six months. We are seeing homes sell into the $500's again.

well the trends on the web sites I posted are factual information from what has actually been reported. My sis the broker- told me about that site- I think I will be OK to hold on. The houses for sale almost doubled, prices went up and people slowed down. Looking at the past,,, winter months are even better for my chances, and if this home doesn't give, then was not for me.
