Hi all,

I'm going to be moving to central Florida with my gf and dogs in April.

A few things about us:

1. I'm in my late 20's and she is in her mid 20's

2. She works in the hotel industry and I'm going back to school (tech/2 year)

3. Myself, and family in general as Disney fanatics so prefer to be within 30-45 minutes of the parks

4. I've been to Orlando about 30 times and have spent weeks down there before so I know the area fairly well

5. Budget is 200-250k and prefer 1500-2000 sq ft with pool (house). Prefer to stay 225k and below so I can use some of the budget to do some upgrades. From what research I have done this seems possible

6. Prefer to live near I-4 and south and west of Orlando

What burbs would you guys recommend? I think Kissimmme is likely out as that area is just too busy/extreme tourist heavy. I like the Celebration area but that's likely out of budget. Davenport, Haines City, Clermont are some others I know of.

This is likely not going to be a long term house. Once I am back out of school the budget will increase and we will move into something nicer. So.. 2-3 years probably. With that said.... is moving into a generally "tourist-rental" community like four corners a bad? I'm very familiar with the neighborhoods off 27 and could easily see myself being happy there despite half of the houses being empty and having generally temporary neighbors. Am I missing anything here about why this would be a bad idea?

Any realtor recommendations? I don't know anyone down there. My family and my gf are going down to Florida over Thanksgiving and would likely to begin looking at houses so I need to find someone. Someone friendly and easy going that would be good at assisting someone from out of state?

Clermont and Winter Garden -- Both close to Turnpike and 429. Maybe 30 mins from Disney, but far enough that there isn't any tourist effect.

I would skip anything in Osceola County. And stay away from Poinciana too.

For instance.. I'm very familiar with Davenport/Four Corners area and I can find many homes (simple... but once again this is not a long term situation) but well in my price range with a pool. It seems getting a pool in the Clermont/Winter Garden areas is difficult with my budget. I know maybe 25% of those homes are permanent residents because I see the Christmas decorations up during the holidays

Owners generally maintain/care for their properties better than renters. I've noticed this especially in my neighborhood, where quite a few permanent owners either died or moved and rent their homes out to renters.
