There are so many places you haven't put on your radar that should be. It seems you are missing the drawbacks of some of the areas you have mentioned. Lots to study.

Echoing what others have said. If you're working in WP look in WP or adjacent areas of Orlando, Maitland, Casselberry, etc. and that amorphous area between Aloma and Red Bug. In almost all of these areas you can find + 1/4 lots and almost all areas make accommodations for accessory dwelling units.

If downtown ORL is where you'd be working I'd be looking at mostly the same areas but would expand it to most of the Sunrail corridor as well and maybe east/west out Winter Garden on the west and maybe as far as Alafaya/Avalon on the east.
I live near downtown and used to work in Winter Garden - I was doing the reverse commute and that wasn't much fun but the traffic going in the opposite direction always looked terrible.
