About the only thing our HOA requires that your grass doesn't get extremely high, and you need to get approval before you paint the outside outside of your house. (to avoid really obnoxious colors!!) I am not 100 % sure, but I don't think any of Clermont is in a flood zone. I know for our homeowner's insurance we didnn't need anything for flooding because we are not in a flood zone. The very northeast part of Lake County (Clermont is in the southern area of Lake County) had a little flooding from Fay. Major flooding from Fay was in the Daytona Beach - Sanford area, which is further east of Clermont.

Hope this helps you out!
Very helpful info!

We just got back from WDW last night. Only 2 late afternoons of rain. Other than that, the weather was wonderful. Hopefully our next visit will be to purchase a home.

Thanks.

any info on Sawgrass Bay? I'm thinking of buying a house with a view to letting it out to tenants for a year or two - how easy would it be to find tenants for a 2000 sqft single-family home there and what rents could be expected?

There are so many rentals on the market now that you'd be lucky to get $1100 a month for it.

I have lived in Clermont all of my life and I absolutely love it!! Magnolia Pointe is a very nice subdivision located about 5 minutes from the Florida Turnpike. Regency Hills is about 20 or so minutes from there (near 192). Some of the homes located in Magnolia Pointe are situated on Johns Lake. Lovely area. If you would like to just search for homes in the area, just check my profile and you will find out how to do so for free. Hope to have you as a Clermont resident soon!!!

Clermont is the lightning capitol. Wonderful place to live, but be safe during storms. traffic is going to be an issue everywhere in Central, FL. Best of luck to you both and welcome.

Magnolia Point seems to have more prestige attached to it than Regency Hills. I think the HOA fees are a bit higher as well, but there is more to offer in Magnolia Pointe. They are both in pretty convenient spots for commuting. Although I there is less congestion over by Regency Hills.

I am not sure if you are aware, but there is also more shopping, dining, etc. being built across from Magnolia Point. It is supposed to be upscale, but last I heard, which was a while ago, Wal-Mart is set to be one of the anchor stores. I am not sure what else may be slated to go in there.

Lisa,

I am almost positive that Walmart pulled out as the anchor for Collina Plaza. Last I heard, they were looking for a new anchor or were just going to go in a whole different direction with the Plaza.

Default Walmart

I hope you are right about Walmart pulling out. That would be nice...I think we've got enough locations nearby as it stands. I just hope they build what they sold the citizens on - high end shopping with entertainment and higher end eateries.
