Does anyone know what the city or developers plan on doing with these 2 enormous lots at broad and washington. There is also a fairly decent size lot at the sw corner of broad and christian next to the mcdonalds. These areas have seen tremendous growth with all of the new construction. Are there any plans from Dranoff or others. Sorry if this has already been discussed, just havent seen any recent news.

There were plans for Broad and Washington before 2008. The economic crash killed the project.

Here is the most recent renders released for the western lot. No idea what is going on.


Wallace Roberts and Todd - Project - Broad and Washington High-Rise Condominiums

The Eastern lot is owned by Hudson River Capital, their last plans for the lot was this:

That project is dead. Last word was that Carl Dranoff has an interest in this lot.

I met Dranoff at a conference back in October and asked him about this - I didn't get a very straightforward answer but it sounded like they're trying to make something happen there but maybe they didn't want to divulge too much before anything was definite.

Thanks i have heard about Dranoff on the east side, that is the first time i have see those pictures for the west side of broad and washington which would be amazing for the area. Anyone have any idea about the Broad and Christian Lot. Its not to big but seems like a prime location for real estate. The last home on that side of the street is new construction and just went for 600-650k. It is just a dead piece of land next to the mcdonalds. Seems crazy that nothing has been done here or anything is in the works. Hopefully if those projects go through and the something goes at this spot they will wipe that mcdonalds out and maybe just put one in as a storefront.

You dont need anything grand or splashy here. No $200 M project just some nice low rise infill that will blend as you head into Center City. Nothing more than 6 - 8 stories imo. Those renderings are too over the top especially the second one.

The property is too expensive for mid-rise. Any project that happens there is going to need a sizable retail component and a lot of units to pay the bills.

How expensive can it be?

Its been an abandoned eyesore for my entire lifetime.

Just build something simple with it. Like Dranoffs projects on South Broad or Toll Brothers project at 24th + South but with ground floor retail.
