Looking for expert information! I am looking into two homes to buy. The one is on 13th & Shunk and needs a little work, but is nice. The one at 2nd & Porter needs NO work and is updated to the 9's. If judging by the interior of the 2 homes, 2nd & Porter wins hand down. However, I am much more familiar with the Broad and Oregon area, and I have family scattered from 12th to 16th Sts. and from Porter to Oregon and i lived at 16/Porter for several years. Its a great neighborhood, very solid and established, but comfortable and it will probably remain that way.

Now, I see things happening in the Whitman area that suggest that it might be a good investment and that home prices will increase and newer projects will continue to develop. I'm curious if the Whitman area be the new East Passyunk, while Broad and Oregon remains nice, established, but complacent.

Therefore my question being—should I but a completely renovated house at 2nd & Porter or a house that needs a little work at 13th & Shunk? Proximity to things are not an issue. Safety, appreciation and a good community are. The prices of the houses are comparable.

I appreciate any comments or suggestions.

I think 2nd and Porter is a better bet. For what's it worth however Philadelphia native "Blue Meanie" who became a Pro Wrestler using that name hung out at a bar on Shunk St. He probably still does.

I think you'll eventually get more appreciation at 2nd and Porter. Plus, since the house is nicer, that's a bonus. Make sure you or your realtor do serious research to make sure the house isn't overpriced for the neighborhood in its current state.

The place on Shunk is a much quicker commute to Center City, if that's a factor.

I agree as far as lifestyle is concerned. Though I still say 2nd and Porter is a better long term investment for appreciation, as long as current trends continue.

Unless nightlife means South Street or Old City. Then the OP could take the 57 bus on 3rd Street and return on 4th Street.

2nd and porter is a dump neighbourhood stay away i lived at 3rd and porter all my life until 6 years ago. i moved to broad and bigler now and thank god i did. 2nd and porter was crap back then and is even worse now. why would u want to live anywhere near the whitman projects?

Long term potential. Pretty much all of South Philly has a great future ahead of it. I know it's hard to envision now when you look at it, but the trends are clear.
