Thanks for all of the responses. Budget isn't a hugely limiting factor based on the prices I've seen. Really, the key is having some small degree of seclusion within a 15 minute drive of the Regional Rail.

Remember that today's semi rural areas are tomorrow's suburban sprawl . In fact, one could argue that people who look for the country life close to the city are the ones creating the suburban sprawl, destroying both the city and the countryside.

He's not looking for the country life close to the city, he's been very specific that he's looking for country life within 15 minutes of a regional rail station where he'll catch a train to the city. As far as I can tell, he hasn't specified any specific length of train ride.

For fun, I did a search on realtor.com. (I assume you're taking full advantage of all the ways to filter results so that you get only properties that meet your criteria.)

I searched for 4 BR, 2.5 BA, on at least 2 acres, in Downingtown or within about 5 miles. There were 67 results. These are some that are reasonable distance to the train and roughly in the $400k - $600k range. I didn't get past page 4.

You can check out these MLS # listings on realtor.com or whatever site you're using for your search:

Malvern? Not totally rural but a lot more than the other areas closer to city and extremely nice.
