Thanks so much everyone. I won't have time for a few days to take a close look at the various recommendations you have given me (work) but I'm looking forward to doing so when I get the time.
Tweb66 mentioned that price matters and I haven't given an indication of our price range - yes it matters, absolutely, but from experience of looking at other areas I have found that the sort of place we're looking for is generally lower in price all things considered than say in a snazzy part of a city, that unless you're buying a 5,000 sq ft mansion on 20 acres you and are also not buying where the high-tech / banking / big law money likes to live that you can get something that is regarded as reasonable for that part of the county.
So I would say that if we sell up here in LA we should be able to get a similar sized home in most markets, and if we go out a bit into a rural area we can add on a couple of acres.

I would think there are some opportunities in Northern Bucks county for a few acres, that are close to an hour to Philly, but you also get good access into the Lehigh Valley areas (Easton, Allentown, Bethlehem).

Price really does matter. And taxes count too. What I've found from people that move here from anyplace except New Jersey or New York is they think PA taxes are high, so make sure you take that into account. FWIW, I love the Lehigh Valley where we live. We live about a mile from Bucks county and can get to Philadelphia in about an hour and New York City in under two hours. But just like the rest of the country right now, it's a sellers market. I've seen houses sell for $100,000 more than they would have pre-COVID.
