[I think that Laveen is awsome we have all kind of shops and Starbucks and more on its way.

quote=Master Shake;1016094]Just curious, but when was the last time you looked at Maricopa?

There is a library (since 1958), small right now, but there is one there.
City of Maricopa - Library Page (broken link)

There is a Starbucks inside the Basha's grocery store, as well as another coffee shop (not sure of the name) in the Fry's grocery store.

There is a small, secondhand bookstore called, "Secondhand Pages Bookstore". It's not a Barnes & Noble, but one of the best things of Maricopa is that it has a small town feel. Plus, you can always have something from Amazon shipped to you.
Secondhand Pages (http://www.secondhandpages.com/photos.aspx - broken link)

There are also many different little stores (franchise/mom'n'pop) already here, and there is a Walmart coming shortly.

Maricopa is about 45 miles out from downtown Phx, while Laveen is only about 15 miles out, so the rush hour drive would be much better from Laveen. Laveen is also much closer to 51st & Eliott. However, Laveen is also only about 5 miles away from the areas that make it on the news almost every night due to the shootings, car-jackings, home invasion robberies, illegal drop-houses etc.

My vote would be for Maricopa over Laveen any day. [/quote]

Laveen is just fine. Ignorant people relate Laveen to South Phoenix which is totally wrong. South Phoenix is just as close to Tempe as it is to Laveen but those two never get confused. South Phoenix gets a bad rap also. It's home to the Raven golf course plus the largest municipal city park in the country. Less crime in SoMo than in Maryvale by far. Laveen is a great destination to choose to live. You can get to downtown Phoenix without hitting a freeway. Low crime. Access to South Mountain park and Estrella's. The next Maricopa county community college is going to built there. We are 10 minutes to the Casino 15 minutes to downtown.

I absolutely agree. My wife and I live near 51st Ave/Baseline and love it. When we first moved here, she was finishing her studies at ASU, and the drive was about 20-25 minutes each way, depending on who drove - quite bearable. And I especially appreciated the connection with Tempe/South Phoenix. I wouldn't be surprised if Tempe's crime rate is even higher than all of the above.

As for shopping in the area, Google the Laveen Spectrum. It is currently being contested in Planning by the mega-center developer across the street. I think we'll have more than enough retail between the two of them.

My take on Maricopa is this....Its kinda the same principle as Anthem, the commute is going to suck. Basically you have one way in and one way out. Laveen is more centrally located. I recently went looking at housing there, and was quite shocked. When I was a little girl, my parents tried to move us there. It was this quaint little farming community, my siblings and I through a fit. We didn't move. I was quite surprised that it wasn't that quaint little farming community anymore.
I have spent some time in Maricopa and while its cute and quaint and fairly quiet, I just really think that the commute would get really old and tiresome.

I asked for your guys views about buying a house on 35th ave and baseline. And most of the guys views are its kinda "crime ridden" area. I just had a down payment of 3000. Its not a big issue for me rite now. I am looking for a big house, so houses in tempe, gilbert, scottsdale, chandler are too expensive for my income range. So, the only option I see is, maricopa its far from my work,
but not tat far.

Can you guys please give me your views about my options between maricopa and laveen. I havent visited maricopa yet, but heard its developing, any views??
Maricopa is remote and houses are losing value. Laveen is growing. There is a lot of new retail and the city is expanding west. Plus, you are closer to South Mountain, the world's largest city park (or so they claim).

Maricopa may be remote, but to say losing value as opposed to Laveen? Or any other city? Are you kidding me? All house values at this point are far from their prime, and have sloped. If anything, because of the larger anchor retails and a movie theatre/mall in the near future for Maricopa, plus its constant growth....will retain a good amount of it's value when the time comes. Laveen is not the only city growing...as Maricopa is up there alongside as one of the upcoming growth rate, increasing every day!

The thing that I have the worst gripe with Maricopa, is the "one way in, one way out" highway. Ugggghhh, yes...they are working on it, but damn...it's such a pain in the ass. I also am a firm believer that Maricopa has corralled some of the worst drivers in Arizona, and placed them in this city. Maricopa also has an over-abundant amount of Pizza places and dentists...not that this is bad or anything....but I just thought it was kind of funny.

Sorry, just my opinion. I dont see maricopa home prices going up anytime soon.

Maricopa - -5.4% -14.7%
