Here in dirty miserable chicago way pay some of the highest property taxes in the country. So my question is what are the property taxes for the City of Phoenix, Maricopa County, Schools, etc? (if anyone has lived in IL and is now in PHX and can give me some input on how much cheaper that would be great).

Property taxes are very low in Maricopa County, but if you live in Pinal county, they are almost twice as high, for the same value of property.

rule of thumb for this area is 1% of the property's value, annually.

100k house = roughly $1,000 per year. There are exceptions, but that should get you in the ballpark.

FWIW, our taxes are collected in arrears, and values have tanked badly, so you will find some $100k homes with $1500 tax bills...

I hadn't heard of this rule, but as far as my house goes, you're right on the money.

Except for 2010. Mine are 2%, and close to 3% of my purchase price. The 2011 assessment is down 56%, so it should be close to 1% for 2011.

This is a good "rule of thumb", but as always school districts will often affect that. Some districts issued bonds which have to be repaid raising taxes (PV is a good example).

But compared to Illinois taxes will be much less.

You can check the property taxes on any home in Maricopa county by just going to www.maricopa.gov and doing a search on the parcel. Advanced search let's you use the address to find it.

I have a 2600 SF home in Will County in Illinois with property taxes near $8000 annually. I am currently working on closing an investment home in Maricopa County Arizona that is over 1800 SF that had taxes last year at $1200 annually. Do the math on that one!

The time will come when the yearly property tax will equal the yearly mortgage payments.

I just sold an 1100 sq' town house in Calumet City, Ill. I used to live there years ago. I was paying $3600 a year property taxes on a place I sold for $37000. Go figure that one out! BTW my check at close was under $24000 and the property had no mortgage! $13000 in give backs and fees is what it cost me to get rid of it. Government controlled robbery!

My home in Surprise, AZ is around 3600 sq' and I pay around $1200 per year. Life here is better than in Cook County hands down!

I have no idea what they could be spending all those tax $$ on in Illinois.

The public schools here don't compare to Chicago land public schools, in general. We have some of the lowest per-student funding in the country. But, I've learned that public education in this state is just not a priority for the legislators, and even more money doesn't help as much as you'd think due to whacky districting and poor organization.

That said, the low taxes here make it ideal to own investment property for cash flow.
