Hi,
I am wondering if there are areas that I should completely avoid in Central Phoenix and which ones those might be. I am interested in areas close to the LRT especially up by Camelback. Do the areas get nicer as I go more north? Is West Phoenix (which is not near the LRT line) considered a bit more rough? Sunnyslope was mentioned in a previous thread. Is that considered a good area? I should mention this townhome is for investment. Thanks in advance

I like the 3rd Avenue Palms complex. Newer, Gated, Garages. Two blocks from Light Rail, St Joe's, Heard Museum etc. HOA is a little high at $250 mo, but most complexes like this are raising their HOAs.

Also consider the Biltmore area. Not near light rail, but nice area, close to everything.

I like the downtown area near Roosevelt and 1st, 2nd, and 3rd Avenues. I used to live there and loved the neighborhood.

There are nice townhomes in Central Phoenix and there some not so so nice. Depends on your price range. Usually things get nicer when you go north of Camelback. However, I like to avoid any condos or townhouses on 19th ave.

Is there something wrong with 19th ave in general or certain parts of it? Too busy or crime related?

If you like central Phoenix the best zip codes are 85012, 85013, 85014, 85016 and 85020

It is easiest to key off of that.

Stay out of the west valley. It is cheap for a reason.

19th Ave gets somewhat better as you go further north, but it is generally an older and not as nice area. Not sure why it ended up that way, but it has. 15th Ave, even, is somewhat better, especially, again, as you go a little more north.

Unless you are going to define what you are calling "west Valley", I'd be careful about such generalizations. This just sounds like more of the "west of Central is bad" we hear a bit too often around here.

I don't mean to make it sound like in general but west of 19th ave is the cut off in general for the nice area in central phoenix. Mainly I would avoid 19th ave and Glendale. Condos over there going for next to nothing for a reason. Area changes a lot at night. I lived in an apartment complex at 19th ave and northern and always had problems with crime and noise in that area.

West becomes the bad part when you get West of I-17, which is about 25th Ave.. There are some nice pockets close to 19th Ave, but I will tend to agree that 19th itself is some pretty crummy apartments. There are some relatively expensive homes close by. No giveaways in the Royal Palm Neighborhood. Those really cheap condos are in the HOAs with high fees--so I feel luck to have got one on 21st Ave area for 22,000 with an hoa of 138.33 per month. Very mixed income crowd shopping at Sprout's at 19th and Northern. Light Rail coming soon--so that comes into play.
