Remember that the period this time last year, May 2010, was when the tax credit had increased the prices. At the end of the tax credit, the prices dropped back down to where they were before the increase for the tax credit.

Prices have held flat from December 2010 through April, a 5 month period. So far, May is showing a price increase.

Here are numbers from the Cromford Report as of May 17.

$81.98/sf April 17 (Average price per square foot, valley wide, all types)
$84.38/sf May 17 (An increase of $2.40/sf)



Here is a breakdown of the price/sf for types of sales

  • $58.93/sf Average REO sales
  • $77.46/sf Average Short Sales
  • $113.81 Average Regular Sale (an increase of 2%)


What happened is that the Regular Sales (that have a higher price/sf) have increased.



35.9% Regular Sales (increased from 34.2%)

44.2% REO's
19.9% Short Sales

Who publishes the data for the M1 and M2 money supply? Yep, it is the Federal Reserve themselves. If you believe them, I have some ocean front property in Arizona to sell you.

The Phoenix area gained 10,500 jobs in April and the unemployment dropped to 8.1% from 8.7% in March and from 9.0% in April 2010.

Arizona's as a whole added 17,200 jobs and the unemployment is at 9.3% down from 9.5% last month and from 10.1% in April 2010.

We'll take some good news, right?
Yes, I'm pretty sure that recent huge hiring spree by Mc Donald's made a difference.

Do you have anything substantive to add to the discussion, or are you content taking cheap shots that do nothing beyond showcase your bitterness and negativity? The article in question didn't mention burger-flipping. Do you have some insider information?

Who's taking cheap shots? I'm basically echoing what the person by the screen name of pandaundercover posted earlier in the thread. I'm sure the Phoenix area's job market is improving but a large part of it is service-oriented. Where is the growth in the high-earning tech jobs that Motorola and Honeywell provided to the area back in the day?

Seattle,

They are in there too...if you follow this forum at all you know there have been many posts about Intel building a new FAB here and many other what you would consider "real" jobs.

But I will also say for the 17K that got jobs last month they are happy, whatever kind they are...it will provide them with money to move into the economy, which will help it improve, and hopefully offer them better opportunities if the job they got last month is not their desired career field.

It all has to start somewhere....

And if you are wrong with your usual predictions of doom and despair will you be sure to come visit the forum again and explain what error in your calculations caused you to draw yet another incorrect conclusion?

Here you are in 2009:

- Very soon the whole banking industry is going to collapse and everyone's savings are going to be history just like it did in the 1920's. There is no turn around in the future, period. For one thing, inflation is going to rise so bad this year that the dollar will become worthless.

- The government is taking all of our money spending it. This is going to cause major inflation soon. Not only that, the federal government, including the FDIC, with go broke. When the banking system soon falters afterwords, you will see chaos like you have never seen.


Do you just keep dusting off your hands and thinking up new "pearls of wisdom" about impending collapse, regardless of your past hilariously foolish failures at prognostication? At what point do you look in the mirror and decide you shouldn't be attempting to predict anything?
