My fiancee and I are looking to buy our first home. We both live in Peoria and love it but are having a hard time finding a house so we have began looking in Avondale. I hear there are some bad subdivisions though. Which subdivisions would you say are the most desirable/safest in Avondale?

Have you looked in Goodyear as there are many more desirable areas in Goodyear than Avondale?

The areas north of the 10 in Avondale from Garden Lakes west to Dysart Rd are the places to look in Avondale. Avoid the southern areas.

There are some nicer neighborhoods in south Avondale. What makes a "bad" subdivision is subjective. There are some parts that are too close to older neighborhoods, too close to the tracks, or too close to industrial for them. So check out the neighborhoods personally - visit at night and different times of day. Some of my favorite subdivisions in Avondale are Rancho Santa Fe, Glenhurst, and Garden Lakes. You may like other parts better or worse, or maybe you won't like Avondale at all.

S. Chris, you mentioned Glenhurst but not the adjacent Coldwater Springs, which I thought was "better". Any reason you left Coldwater off?

Nothing wrong with Coldwater either - too many "good" subdivisions to list. Some people like CWS better, some Glenhurst. It's all a matter of personal choice. The reasons one person will like a subdivision may be different than someone else's.

I have a home in Coldwater. I enjoy having 2 fairways of green grass to look out at when sitting on my back patio. Another big plus, I don't have to mow it!!
