If you have children in school now, go to greatschools.org to read reviews once you have some apartment options selected. Here is the link to Chandler school boundaries:
Parent Resources / School Boundaries

West of the 101 or S. Chandler/Ocotillo are better options.

I just heard on the news to steer clear of some guy. Go to ABC15phoenix, it will tell you his name. I always try to go through an individual who is renting their home. I live in Chandler and absolutely love it here. Where are you coming from?

Here is the article. This guy is the owner. He has about 100 units.

Valley landlord racks up complaints and lawsuits against tenants

Here is the web site Arizona Dept of Housing url. Arizona Department of Housing - Providing housing and community revitalization

Here is the site to download theTenants Rights and Responsibilities handbook that all tenants must read and understand: The handbook, as well as the entire Tenant Act is on this site, plus other information:
Arizona Residential Landlord and Tenant Act

My suggestion is to find a Realtor in the area where you want to rent and have him/her help you find a rental. The agent represents you, not the landlord, and should be certain that you get and read all the necessary documents. S/he should help prevent you from falling prey to some of the rental scams that are out there.

Your agent should have you do a walk through inspection with your agent and the landlord or landlords agent just prior to move in. They should have a check list so that each item in each room can be checked and condition noted. If they don't have a check list, then they are being less than professional. That check list will be compared with the move out check list, and it protects the tenant as well as the owner. .

Take photos as you go through the walk through inspection, and keep them so you'll have them at the move out inspection.

You should ask for and receive from the owner, a filled out "Residential Lease Owner's Property Disclosure Statement". It is an Arizona Association of Realtors form. Just in case the landlord or landlords agent isn't aware of the form, your agent can get it from Zipforms and give it to the owner to fill out. You'll sign, acknowledging receipt of the disclosure.

This discloses the condition of the property. It's essentially the same form as the Sellers Property Disclosure Statement.
