Wow, an MBA, I guess that trumps my PhD in Business Economics. Apparently they forgot to teach English where you got your degree. I'm a native Arizonan as well and have lived in Arizona my entire life, so I think I have a decent prospective of the state.

Well its currently on the market at $805,000 Single Family Home - 16862 E PARLIN DR, Fountain Hills, AZ, 85268 - Realtor.com SO the percentage loss is higher than I had calculated.

No, when chicken (little, I think you mean) yells the sky is falling, nobody's buying- they're waiting to see if and when the bottom actually does fall out. Then, if it does, they buy lots of houses. On the contrary, when rumors abound that the sky may be falling soon, everybody's selling (or trying to), before their property value tanks. Hence the excess supply.
