Looking to buy a single house under $250,000 in a 55+ gated community with golf and clubhouse... is this a good time? has your sub prime problems affected this kind of housing? any good suggections as to which communities to loo into to....i'm really tired of shovelling snow in Canada

We live up in North Peoria and the 55+ community across from us is Trilogy,Vistancia by Shea Homes. Google : : T R I L O G Y : : and check on some of the sales Shea is having. I would first go to REALTOR.com - Real Estate Listings & Homes For Sale and look at 85383. There are some really great resales over there and they have hardly, or not at all, been lived in. The HOA fees are reasonable for the upscale, resort like ammenities you get. Del Webb also has several new developments that are reasonablly priced right now. The one in Buckey is pretty far removed right now, but growth is coming and their homes are very reasonable. Best of luck to you. Definitely consider Arizona Traditions in Surprise. They have a pretty nice clubhouse and golf course with reasonable greens fees and very reasonable membership fees (compared to Trilogy). They are still building out new homes and there is tons of resale as well. My parents built a house in AZ Traditions in January that they are actually not going to be able to close on because their other house in Surprise Farms is just not selling. They bought the house in January for I think $199K base and it hasn't gotten much more expensive than that. The sq foot ranges go from about 1200 sf up to 2900 or so. Good luck.

Trilogy in Peoria is amazing. Arizona Traditions is also very nice. Other good ones to consider are Sun City West, Sun City Grand, and Sun City Festival. Best wishes!
