Being so many communities are gated - it got me thinking - for those that have or will soon have stores, doctors etc. can you get in to use them? I was told you can in Sun City but wonder about the others.

Very VERY (like.. NONE?) few gated communities actually have commercial development within them. A restaurant at the most. And if they did have commercial - they would pretty much HAVE to let you in, otherwise they wouldn't produce profit.

"communities" is the marketing term for a bunch of houses with a fence around them.

Hi,
Thanks for writing. I know most don't have the stores - but I heard Festival Ranch - going up in 2007 will. I also thought Sun City had doctors and stores there - or don't they mean right in the gated place? hmmmmmm

Festival Ranch as a whole won't be gated. Maybe a few select neighborhoods - But other than that it will be like every other master planned community. And as far as I know - NONE of the Sun Cities are gated.

Festival Ranch is a new development by Pulte/Del Webb in northern Buckeye along the Sun Valley Parkway @ 245th Ave. Sun City Festival has been open and booming for a while - But Pulte just launched Festival Foothills, Also in Festival Ranch. At build-out it will cover 10,000 acres and have 24,176 homes.

Wow. I must be getting annoying with all this posting I've been doing this morning! O.o ...Sorry, people.

In order for a community to be gated the streets must be privately owned. It is why most communites are not gated. you can build a wall around any community but the entrances must be open to the public if the streets in the community are owned by the public. What sense would it make to build a grocery store or any other commercial development where your potential custome base was limited to the 100-200 homes in the gated community?

Thank you! I hadn't heard about that. Wow - Pulte is busy with those planned communities! They're only just starting Red Rock, north of Tucson, and just opened Anthem at Merrill Ranch, and they've got Festival Ranch in the works, along with all their smaller communities. They must be very confident about the Phoenix housing market
