We just came back from Wickenburg and we find it to be a very interesting little town. I think it still has some "wild west" charm to it and the land around there is beautiful. I do not know what the home prices are there.
Maricopa and south of Phoenix is where the "affordable" homes are right now.

You might check New Mexico for affordable homes.

New Mexico used to have plenty of affordable homes, but that is no longer the case. A few years ago, there were plenty of homes in small towns in New Mexico for 40-50 K. The same homes have doubled in price, if not tripled. It is kind of hard to justify a crappy home in a small town in New Mexico costing more than a brand new home in Houston, Texas.

Tartesso development in Buckeye has some homes in that price range. It's out there and would be a lousy commute, but is OK with you. Shopping is reasonably close along I-10 in Buckeye and much more so a couple miles east in Goodyear.
