I was there, it's because the kids at Chavez like to come down to the nicer neighborhoods, from the slums, and cause trouble, and start stuff with kids from Fairfax

East Laveen is ghetto IMO, not west Laveen (51st-75th) we see very little crime over here.

I hope so, was just thinking about Laveen, after my last post. Still the nicest ghetto ever. I hope thinks improve. The issue is all the nice subdivision houses renting to section 8. I mean seriously, someone find the actual statistical percentages per capita. It has to be ridiculous. That being said, I would happily be living in Laveen now in one of those beautiful houses with section 8 neighbors (Never if I had kids). You'd be hard pressed to find anywhere else as central to town and as non-urban (not sure whether to say suburban or rural so, I'll go with non-urban). I like outskirt areas and the feel of them. You get all that in Laveen, while being really close to downtown and pretty central to the whole valley. I could see myself there if, I wasn't so content in my Mesa apartment. I just signed another year here today.

Laveen has tremendous potential, but as an area, even currently? To me it's a cheaper version of say Surprise in a worse part of town.

But in the future it should benefit from infill, the 202 extension and location.

Right now? I'd maybe invest in land if you are able to or even investment properties. But I personally would not live there.
