We have rented our home to somebody who is running senior care business at our home. Are there any issues with getting rental home insurance? What are my options in renting and securing rental home insurance? I called one company and hey said they cannot provide insurance as there are people coming to visit often. Any advise will help us a lot...

How many seniors will be living there? You need a license to have over a certain amount (over 2 I think?) in order to run an adult care home.

Your tenant should have not only a license, but their own insurance, workers' compensation, etc. You need to talk to your insurance agent and perhaps an attorney familiar with health care in private homes. This is a more complicated situation than you might think.,

HOA shouldn't matter really, I know several people with adult care homes and they don't have any issues with it.

Some will, some won't. I'm sure there are C C and Rs in some areas that prohibit home businesses.

Yep. We lived in one that would not allow a new owner to do this with her house. And she ended up selling the house. The CC&R's were very clear on the subject of what kind of home based businesses were allowed and not allowed (which I read VERY carefully before I opened my own home based business.)

There may be different construction standards (ADA) and fire sprinklers required in such a home. Did the tenant disclose this to you when it was rented?

Sprinklers are only required if there will be 10+ residents in the home. There are ADA requirements such as a ramp at the front entrance and other requirements like exit signs and evacuations plans.
