Any areas to avoid? Any scams to be aware of? My son is going to be a sophomore, and he is looking for a quiet, low crime area. Looks like he wants to split with 2 roommates. He will probably not have a vehicle. Thanks

I remember when I was in college in the early 2000's. It never occurred to me to have my parents find an apartment for me and my roommates. Besides, my parents would have just told me that I'm an adult and to start searching myself....But to answer your question: Without a car, I would avoid any areas that are farther than he is willing to walk or ride his bike.

There are a lot of older apartments to the east of the campus. One or two larger complexes, some smaller How quiet that area is I have no idea, but it's a lot of people living within a relatively few square blocks within walking distance. There's small complexes south of campus on College Avenue, in an area that seems quieter, also walking or biking distance. There's others south of campus on Mill, a little longer bike ride, but there's also bus service (including free "Orbit" buses --that helps.

The area around the campus is higher in crime than the rest of the city, but common sense goes a long way. Without a vehicle, he needs to be fairly close.

While living within walking or bicycling distance of campus is good, light rail provides additional options along Apache Boulevard east of campus. A lot of new student-oriented buildings have been constructed over the last five years along Apache from Rural to McClintock and beyond. Traditionally, the area immediately east of campus has been somewhat low-rent, seedy apartment complexes known sometimes as "Sin City." Many of those are now being demolished in favor of newer buildings, however.

I ride through "Sin City" on the light rail regularly. Nothing getting demolished that I can see, they all look well kept from the outside.

Those student oriented high rises along Apache are going to be anything BUT quiet, if that's the goal.

All of the high-rise apartments in Tempe have extremely high balcony railings that make it impossible to fall off unless you are doing something extremely stupid. I think the girl who fell off W6 was doing a handstand on the railing and most of the other falls have been drunk people climbing over. I have been super drunk and still never thought it was a good idea to climb over a railing 10 stories up. The people that fell would have found some other way to hurt/kill themselves eventually. Someone managed to fall off the Hooter's patio and that is only 1.5 stories tall. Perhaps we should just outlaw all balconies because a drunk person could kill themselves falling off even a second story balcony if they hit the ground right.

When I was at ASU, University Towers was one of the places to be. Now that all the shiny new places have popped up I bet it's a good deal comparatively. Great location too at Stadium/Forrest. I never lived there but spent considerable time there (and in their Jacuzzi ;-) and it seemed nice back then.

Looks like he is in a small ranch about 1.5 miles south west of the campus, and will bike when he can't catch a ride. Rent will not include utilities. Seems like it is very profitable for the owner.
