While the fear of the area may be far overblown, crime still appears to be concentrated there. I had to go through there to drop a check off to my tile guy and to say it is run down is an understatement. It showed a complete lack of pride and care with garbage, vehicles and crap all over. The only difference between it and a typical inner-city Detroit neighborhood is that most of the houses appeared occupied in the square.

I don't think it's the residents, I think the run down look is from the landlords. There are a lot of rentals in that area, owned by absentee landlords using property management firms that don't seem to care. Or that's been my take as a regular, out of state shopper and future prospective renter to the area.

That epidemic is not concentrated to just this area. I live in Peoria (87h Ave. / Cactus) and many of the properties here are rentals as well (including my own). The neighborhood does look somewhat run down.

The landlords left cars on blocks, garbage and old couches in the front yards? That seems to be a bit of a stretch.
