It looks like the modernization of Terminal 3 at Sky Harbor is now underway. Sun Country Airlines and Spirit Airlines have temporarily been moved to Terminal 2, and Hawaiian Airlines will be moving from the South Concourse of Terminal 3 to the North Concourse by the end of this month.

The first phase of the Terminal 3 modernization will be the consolidation of the security checkpoints into one large checkpoint, as well as the addition of more ticket counters and baggage carousels. The next phase will be the demolition and replacement of the existing South Concourse, which will be replaced by a new larger concourse with enough capacity for all of the Terminal 2 airlines, allowing for the closure of Terminal 2. The last phase will be the expansion of the concessions area at the North Concourse.

Some may say these modernizations may be a waste due to the American Airlines' hub future being uncertain, but note that these plans are already vastly scaled back from what was proposed in the past (there were once plans for a mega terminal on the west side of the airport that would have rivaled Terminal 4 in size).
