Building new isn't necessarily a six-month thing. You could get in a little earlier (say 5 months).

However, I'd suggest the possibility of something in between the two. Don't rule out a spec home - lots of builders are sitting on inventory that they'd love to move. Sure, they put stupid upgrades into 'em, but you can normally negotiate the pricing, something you can't do as easily with a new build.

That way you get a new house (new warranties, etc.) without having to wait the full 5-6 months for a new build.

The Layton Lakes area in Chandler/Gilbert (south of the 202 at Queen Creek between Gilbert and Val Vista) is only about 5 minutes from the freeway. The 202 eastbound backs up a little through that stretch in the afternoons.

They just expanded Layton Lakes into Chandler. The Gilbert section is still just Lennar, but now you can buy from Taylor Morrison, Woodside, Lennar, and Maracay in the Chandler section of Layton Lakes.

The Bridges in Gilbert (Higley & Queen Creek) is about what, 10 minutes from the freeway? It's a lot more affordable than Layton Lakes, and has a dozen builders, but it's certainly a little further out. Hard to believe that it would take 20-30 minutes to get to the 202 loop from there, but maybe someone can say for sure? :-)

On the other hand, places down in Queen Creek are really affordable, and offering all kinds of incentives because it's somewhat remote. I'd totally believe that it's a half hour to the 202 from down there.

Thanks for the suggestion WriterDude! It is nice to see so many friendly people. It reminds me of my hometown in Utah (we aren't Mormon fyi). My husbands job is in Chandler at the intersection of the 101 and the 202 and he wants no more than a 30 minute commute.

I'm going to check on specs!

You're welcome!

Yes, according to Google Maps, both The Bridges and Layton Lakes would be under 30 minutes to the 101/202 interchange.

Right now, it says that it's 20 minutes from Layton Lakes to the Chandler Mall (just north of the interchange). (It says the drive is 14 minutes without traffic.)

26 minutes from The Bridges to Chandler Mall (20 minutes without traffic).
