Smoke alarms are not considered a fire suppression system, so you are good there.

I paid $250 for the letter from the engineer. You can also get the letter from an architect. They will ask you some basic questions about your house, how many faucets, how many stories, do you have a pool or spa and so on. The engineer or architect will do some math and let you know if you can downsize your meter. You pay him the money and he will send you a stamped letter saying you can downsize. You provide this letter to EPCOR with some additional paperwork. Pay them $250 then they will come out and change your meter.

It is ridiculous to have to go through all of this but it does pay off in the end. Like I said, I got mine swapped out about 18 months ago and I have recouped the cost and then some.

Az Mitch (or anyone who switched to smaller meter),

Do you mind telling me how many bathrooms you have? I have 3 full baths. 1800 sq ft house. Parents have 2.5 baths, similar size, and 5/8" meter. My neighbor has 2.5 baths, 1680 sq ft, 3/4 meter. No pools.

If my chance is slim or zero, I don't want to waste tight finances paying an engineer.

HOA and epcor couldn't tell me what my house meter size was zoned for. Calls to builder just went thru to their voicemails. Thank you.

^^Bolded, call your city building dept, they should be able to tell you, they have to approve and inspect them.

Thanks. I called today and they said they can only tell me what meter size I currently have. Grrr. I know that. Someone there said it usually costs $1000 for an engineer to evaluate your situation. I don't have anywhere near that amount in my budget. I was thinking even $100 would be a lot for me, but worth it if I could downsize. Not sure what to do. any advice is appreciated. Thanks.

Thanks, wit-nit and AZ Mitch. The city unexpectedly called me back today and sent me two files showing my lot called for a 1" service line and 3/4" meter. So I called epcor again, saying I shouldn't have to pay for a report to present to them. Ideally, I don't think I should have to pay for the smaller meter, but they say I would. They asked for the files and said they'd get back to me within a couple days.

We live in Sun City West in a single family home. Our HOA covers front yard maintenance, watering and plant replacement, monthly yard pest control, basic cable, trash pickup, repainting homes every 7-8 years. Much depends on your individual HOA.

movinon, my cousin and her husband used to live in SC Sac. They didn't have anything bad to say about it, but they moved elsewhere now to be with kids.
