I own a manufactured home in a 55+ community in Apache Junction. I want to sell it... I'm told I can't list it with a realtor because I don't own the land, is this true. I live in Pennsylvania so it's very difficult for me to handle the sale myself. It is listed with the office, but that's just for walk-ins.... HELP !!!

If the home is in a park where you do not own the land then it is not real estate and cannot be listed with a real estate agent. You will have to sell the house via other means. The first thing I would do is talk to the operators of the mobile home park, they usually have names of investors that buy these homes. Another way is to advertise it in newspapers, Craigslist, Backpage, etc. and sell it yourself (or at least get them to visit the office. Finally, there are websites that you can use to find buyers or investors. I cannot vouch for them, but they may be worth checking out. Default Real Estate help !!

I own a manufactured home in a 55+ community. I want to sell it, but I'm told I can't list it with a realtor because I don't own the land, is this true ????? I live in Pennsylvania. Thank you for any advice.

If your land is leased I believe a real estate agent can't list the home because it's not real property it's personal property.

Your manufactured home is considered a vehicle when it is not attached to its own land and is treated like one when you sell it. You can contact your local Motor Vehicle Department for more info. Here is a link to a fact sheet from the Pennsylvania Department of Transportation:

Have you contacted the management of the RV park ? They usually have a realtor they work with to sell those units....it shouldn't stay on the market long, depending on condition.
