I think they built some north of the 101 over in Glendale as well...Arrowhead Ranch? Not sure on the price range though.

Actually you can get a waterfront home in Arrowhead Lakes for as little as $300K and Desert Harbor in Peoria for $240K. Just sayin'

Garden Lakes or Crystal Gardens in Avondale are even cheaper than those two if one is looking for the cheapest possible. Of those two, Desert Harbor and Arrowhead Lakes, Arrowhead is far and away the best IMO.

If you are open beyond Gilbert/Chandler, Master Planned Community Estrella Mountain Ranch in Goodyear in the Estrella mountain foothills have many lake front homes on 2 big lakes.

I think the lake front homes are in the 300k range now but not exactly sure/there might be some that are a bit less.

As for bugs around/near the lakes, I know they control the bug population by various means here throughout the year so when we walk around the lakes, the bug issues isn't a problem as long as they keep up with the bug control. They also stock the lake with fish which helps keep the bug population down here by the lakes but not sure if this practice is done in other lake communities.

From living in one for 7 years - no added humidity.

In fact, looking at the water made it mentally seem cooler.

The problem with the "waterfront" homes is they are all super far out. Plus it's not like you can actually swim in them which in my opinion (as a Minnesotan) defeats the purpose. Some people are fine with just looking at the water so this is good for them.
