I do it myself because it’s easy and because I’m a control freak and want to ensure the right concentration of chemicals. I can imagine that some of these pest companies spray some pretty diluted stuff.

Then get a yearly contract.
The OP mentioned new construction, in which case I believe it should already be treated and "good to go" for several years.

When we bought our house it was treated for termites by Pulte and I think the warranty was 5 years.
We use Dynamic Pest Solutions every 3 or 4 months for pest control. It costs us 45$. The product he is using is pet safe. Before them we used another company and were invaded by crickets. You should have seen all the dead crickets after Dynamic sprayed. Like some one else said : more than hundreds of crickets. We have it done mostly to avoid the scorpions. For ants you can use peppermint essential oil. They will go away.

The new build Termite treatment has a life of 10 years. Kind of funny really as our house was almost 11 years old and BAM...... Termites.
Quick call to a pest control company to apply Termador and we're good to go. I would have applied it myself but I don't have the nozzle or pump pressure to push it under the concrete pads once they're drilled...

I am a new Arizonian. We moved into a new build in EMR last June. I use a pest control company that charges about 80 bucks every 4 months. No termites, scorpions, or any other critters to speak of. They also spray around the outside. Very pleased with the results.

Did you or your neighbors have problems? Plenty of houses don't need any regular pest control. I lived in an Ahwatukee house for about four years. Never had a regular pest service. Only problem was ants one time in the house, which a service call remedied. I black lighted inside and out and never found a scorpion.

Termites might be worth doing some preventive treatment, but as already mentioned new builds have Termidor in place. The spraying for roaches, etc. does nothing for termites.

Good point, thanks. On the other hand, I'd look into exactly what's been done. It wouldn't surprise me if builders tended to cut corners to shave costs.

Sure, that goes for most everything. There are quite a few other things that would be higher on my list of concerns, but your point is well taken. Mostly I'd like to be assured that it was actually done!

We have a monthly pest service at our current house, and we like to be around when they come by just for this reason.
