I am thinking about tiling a rental everything but the bathrooms.

Home is 1490 sq ft.

I have a tiler who comes recommended. He charges $2 a sq ft. for the work. (I buy the tile.)

My sister who is from Dallas and visiting told me $2 per sq. ft is a good price but that's Dallas.

Thoughts? Does the $2 sound about right?

Seems a tad high to me for not supplying the tile, a tile company should get bulk discounts and such that you wouldn't so buying your own tile you should get a labor discount. My sister paid half that about 3 years ago.

Whatever you do use a licensed contractor, I'm currently arguing with a paver company and getting the ROC involved in that issue. My dad said a license doesn't matter but here I am with an ROC inspection later this month.

Everyone's busy now with all the building and remodeling going on so prices have gone up considerably since then. Actually $2.00/sq ft isn't a bad price right now. I had received 2 quotes back in the spring and both were $3.00/sq ft to lay 20x20 on a diagonal. I'm in no rush so I'll wait until things slow down as some are throwing out stupid prices right now but 100% agree making sure they're licensed!

Larger tiles = more$$. Takes a pro to lay large format tiles and not end up with lippage. Whomever you choose, be sure they can show you successful installations with the size tile you are using. They should be using something like this . . .

Thanks. I won't be able to do the work until next Feb but I want to check this company out while I'm in town. Get an idea of the costs

Recently with finished a job recently and the home owner emailed she was happy with the work and highly recommends them.

I'll sure check be sure that license is active and there have been no complaints filed against them.

It's been a couple years, but I last paid about $1.25 a sq ft for regular tile removal & haul off. That's ~400+ sq feet . Minimum charge for a small room was like $200-$250.
