Hello,
My home is just east of Cave Creek Road (since 2004). I have never stopped
improving my home or yard, as is the case of my neighbors.
I've watched Sunnyslope grow in the last 17 yrs with new housing + business construction.
Strong police protection + fire department response are the norm.
Honor Health John C Lincoln hospital + Sunnyslope High School have well established credentials
+ achievements; the high school is currently undergoing a large expansion.
Old negative Sunnyslope reputations continue to fade with an ever increasing Phoenix-Sunnyslope population influx.
One can focus on the homeless situation, which I see everywhere + the best Phx. addresses; I
think the police + fire have a tough job on their hands.
The economy here is doing well witnessed by the current housing + business turnovers.
I feel quite fortunate to live here; my new neighbors are awesome.

I said back in 2008 if the market hadn't crashed, Sunnyslope would be the next hip neighborhood. It has almost everything going for it. Location, scenery and a supply of cheap houses waiting to be fixed up. Only thing wrong with the area is the overabundance of multi-tenant housing. We seriously looked around Sunnyslope for a house before we left town. Had we stayed in Phoenix I'd be living in either Sunnyslope or a few blocks away in the Moon Valley area.

Sunnyslope probably will be gentrified. It's in the process sort of already due to Sunnyslope High having a good reputation for education.

Also, where are you finding homes for 50k? People are lucky enough to find a job here that pays 50k, let alone a house/condo etc.

The least desirable parts of North Central would be 85015, where they closed the CVS across from the light rail after 6 months, and Sunnyslope.

There are some really cool modern homes on the mountain there with awesome views. I could see the area becoming much more desirable. Little Miss BBQ is reason enough!

Just need to clear out all the homeless meth addicts from the Circle K off 7th and you'll be all set.

I used to live in 85015, on Maryland, but east of 19th Ave, and my neighborhood was nice (I know the stretch between 19th Ave and the 17 is a different story)

I was close to buying a SFR at 16th and Campbell in 2010...they countered me at 32k...I recall the trailer park at 19th and Campbell... I had also worked at Simpson School on 23rd Ave.. Ironically, the worst middle school in AESD, and the only one on the east side of 17.... ended up buying at 8th St and IS in 85014...much, much better hood, and some dodgey characters over there, too. AFAIK, the CVS built 300 ft from my house on 8th was a big success... they had to promise not to sell single beers, lol.
